Nuveen Real Estate’s Callum Laithwaite explains why real estate debt could offer a differentiated source of income with the benefit of hard asset security

Commercial real estate debt represents a growing area of interest for many U.K. pension schemes. Backed by the security of the underlying asset and bespoke structural protections, investors lend directly to real estate borrowers in return for regular contractual interest payments which are typically higher than what is currently available in liquid credit markets.

Why is now an attractive time to invest in commercial real estate debt?

With public market valuations near record highs and parts of private markets substantially repriced, we feel U.K. and European real estate debt offers compelling relative value opportunities for long term investors.

Many schemes are familiar with real estate equity but are under allocated to debt, which is a very large €2tn market with over €200bn of annual investment volumes.

Traditionally dominated by the banking market, the space has undergone a structural shift, with non-bank lenders taking a higher market share, given the attractive risk adjusted returns available to investors.

The normalisation of interest rates has led to commercial real estate values rebasing on average 20% to 30% from their peaks, while fundamentals in the sector remain strong.

By lending directly to real estate borrowers at conservative loan to value ratios, we can invest in an attractive through the cycle entry point, with the benefit of hard asset security and bespoke structural protections.

In return, lenders receive income from regular contractual interest payments, which are higher than what is currently available in the liquid credit markets today.

Why might commercial real estate debt be particularly suitable for U.K. pension funds?

Investing in private real estate debt can offer several key benefits to different types of investors.

Shorter term floating rate debt may benefit those seeking absolute return whilst providing an inflation hedge.

Longer duration fixed rate debt may be more suitable to schemes with long term or matched liabilities, potentially offering attractive spreads without the need for daily liquidity.

More broadly, commercial real estate debt has an important role to play in diversifying credit portfolios, and it may provide return premiums versus public markets alongside lower volatility.

Nuveen’s Equilibrium 2026 Global Institutional Investor Survey1 found that 43% of U.K. respondents planned to diversify their alternative credit portfolio over the next 5 years.
